DO I HAVE TO ATTEND THE INSPECTION?
Yes, Certified Plus Home Inspections will not conduct an inspection without the buyer present. This is a company policy for two very good reasons: (A) It may be the clients only opportunity to learn about the house by staying with the home inspector and asking questions. The client will also find the report easier to read and understand since he saw the property first hand. (B) If there are any major problems with the house, the client will be able to see and understand the problem. This will enable the client to make a better judgment about whether or not to purchase the dwelling.

IS YOUR COMPANY LICENSED?
Yes, we are licensed. Certified Plus North Carolina Home Inspections is a licensed certified home inspection company by the state of North Carolina. All our home inspectors are licensed and are insured with errors and omission insurance. Our owner, Gerald Warren, belongs to the following professional home inspection associations: AMERICAN SOCIETY OF HOME INSPECTORS (ASHI ), NATIONAL ASSOCIATION OF CERTIFIED HOME INSPECTORS (NACHI ), NJ-ASSOCIATION OF LICENSED PROFESSIONAL HOME INSPECTORS (NJ-ALPHI).

WHAT IS A HOME INSPECTION?
 A home inspection is, “An expert opinion as to the condition of the house on the day of inspection”. In other words a professional home inspector will make a visual inspection of the house. He will then give his opinion, in writing, as to the condition of the house. The inspector works for the client and will not discuss the findings of the home inspection with anyone but the client.

WHAT ABOUT A TERMITE INSPECTION AND RADON TESTING?
TERMITE - Certified Plus Home Inspections always uses an outside termite inspector. We use a professional inspector for good reasons. A professional inspector will probe the wood, not just look with a flash light and, North Carolina has an abundance of termites and sometimes they are not that easy to discover. A professional inspector has the knowledge, experience and the equipment to do a thorough job.

RADON TESTING - As an added service, Certified Plus Home Inspections can perform radon test at the clients request. Radon is a cancer causing radioactive gas that comes from the natural radioactive breakdown of uranium in the soil. We recommend every house have a radon test conducted to determine the level of Radon. If the level of Radon is over 4 PCI/L, a radon venting system should be installed for health reasons.

HOW MUCH TIME DOES A HOME INSPECTION TAKE?
The average home inspection takes between two and three hours. It all depends on the size, condition, age and style of house. If the house is in poor condition, the inspection could take longer. Or, if the house is a very large house in the 15 room range, it may require two inspectors to inspect the house. The reason we use two inspectors on large houses is to facilitate the inspection so it can be completed in a reasonable amount of time.

SHOULD THE SELLER ATTEND THE INSPECTION?

And, it could be considered a violation of the Privacy Act to give private information to anyone but the client.

First book the time slot with the inspection company. Then call your realtor so they can make arrangements for the property inspection at the appointed time. Meet the inspector at the property the day of inspection and stay with the inspector throughout the inspection.
