STANDARDS AND GUIDELINES FOR HOME INSPECTIONS
ONE - BASEMENT TYPE
FOUNDATION - The North Carolina inspection includes
exposed areas of the basement type foundation. The N C
Inspector will inspect and evaluate the foundation on the
exterior for settlement, cracks, displacement and
deterioration. The foundation will be evaluated both on the
exterior and interior.
TWO - SLAB TYPE FOUNDATION - The North Carolina
home inspection includes exposed areas of the slab type
foundation. The slab is usually covered by rugs, tile wood,
etc. and not really visible. However, if there is a serious
problem with the slab, usually it is evident whether it is
covered or not.
THREE - WATER PENETRATION - The North Carolina
home inspection includes exposed areas of the foundation for
water penetration. The N C home inspector will inspect for any
signs of moisture. If any moisture is discovered, the N C
inspector may also call for a mold inspection if any mold like
substance is noted. Even though mold is not include in the
inspection, if a mold presence is suspected, The home
inspector as a courtesy to the buyer, may mention his
observation in the report.
FOUR - CRAWL SPACES - The North Carolina home
inspection includes, when feasible, exposed areas in the crawl
spaces. The foundation walls, piers, posts, and the wood
support framing will be inspected. Some of the main problems
in crawl spaces is, water penetration, wood rot, wood
destroying insects, lack of ventilation and concrete
deterioration.
FIVE - BASEMENT FLOORS - The North Carolina home
inspection a visible inspection of the exposed areas of the
basement floor. The NC home inspector will inspect for:
cracked and heaved floor sections, water damage or if there is
any efflorescence noted on the walls or floor. If the concrete
floor is covered with a wooden floor, the N C home inspector
will check for soft spots in the floor, which would be an
indication of wood rot.
SIX - SILL PLATES - The North Carolina home
inspection is a visible inspection of the exposed sill plates.
A sill plate is the first piece of wood structure on top of a
concrete foundation. The sill plate is susceptible to wood rot
and wood destroying insects because of moisture and water
penetration. For this reason, the N C home inspector will
examine the sill plates very carefully.
SEVEN - MAIN BEAM INSPECTION - The North
Carolina home inspection is a visible inspection of the main
beam and other support members. The main beam is just what it
is called " the main beam that supports the house ". The N C
home inspector will inspect this beam where visible for sag,
condition, cut or notched sections, wood rot, and the beam
support components.
EIGHT - LOLLY COLUMNS - The North Carolina home
inspection is a visible inspection of the supports for the
main beam called lolly columns. These columns are the main
supports for the house in the middle of the house. The N C
home inspector will inspect for condition, footing and
function of these support columns. A sloped floor towards the
center of the house is a good indication that there may be a
problem with the support columns and main beam.
NINE - FLOOR JOISTS - The North Carolina home
inspection is a visible inspection of the exposed floor
joists. The floor joists are the main supports for the
complete floor. The inspector will examine the joists for
cracks, proper support, wood rot, wood destroying insects,
sagging, and overall condition.
