STANDARDS AND GUIDELINES FOR HOME INSPECTIONS
ONE -
ROOF TYPE - The North Carolina home inspections
includes a visible inspection of the exposed roof areas of the
roof. The N C home inspectors will identify the type of roof,
the condition, and will evaluate the soundness of the roof
structure.
TWO - ASPHALT ROOF - The
North Carolina home inspections includes a visible inspection
of the exposed roof areas of the roof. The N C home inspectors
will investigate and report on how many layers of shingle are
installed, and estimate the remaining life of the shingles.
THREE - SLATE ROOF - The North Carolina home
inspections includes a visible inspection of the exposed roof
areas of the roof. The N C home inspectors will inspect for
the condition and missing or damaged tiles. They will also
report as to whether sealer maintenance is required. These
type roofs are usually very old and require yearly sealer
maintenance.
FOUR - WOOD SHAKES AND SHINGLES
- The North Carolina home inspections includes a visible
inspection of the exposed roof areas of the roof. The N C home
inspectors will inspect this type of roof for missing,
cracked, split, curled or damaged shingles, and the overall
condition of the roof.
FIVE- CLAY TILES - The
N0rth Carolina home inspections includes a visible inspection

will examine the tiles very closely for cracked, damaged,
patched tiles and whether roof sealer has been used to seal
leaks. Clay tiles last a long time but are expensive to
repair.,
SIX - FLAT ROOFS - The North Carolina home
inspections includes a visible inspection of the exposed roof
areas of the roof. The N C home inspectors will evaluate
whether or not the roof is safe to mount. If the roof is
accessible, we will inspect for: cracked, blistered, eroded,
split, punctured, or torn sections. They will also look for
open seams, water ponding and low points in the roof where
water may accumulate.
SEVEN - METAL ROOFS - The
North Carolina home inspections includes a visible sections of
the exposed areas of a metal roof. Our N C home inspectors
will inspect all metal roofs from the ground with binoculars
or from a ladder up against the side of the building. From the
ladder they can evaluate the roof from viewing the roof up
close from the edge of the roof. Our home inspector will not
mount a metal roof for the simple fact that it take special
safety equipment to mount a slippery metal roof. A metal roof
will be inspected for settlement, condition, rust, leaks,
patch work etc.
EIGHT - ROOF FLASHINGS -
The North Carolina home inspections includes a visible
inspection of the exposed roof areas of the roof. The N C home
inspectors will inspect the roof flashings for type and
condition . Especially the chimney and valley flashings. The
failure of roof flashings is a major source of roof leaks.
NINE - ROOF VENTS AND HATCHES
- The North Carolina home inspections includes a visible
inspection of the exposed roof areas of the roof. The N C home
inspectors will inspect the vents and hatches if accessible.
These two areas are also a major source of water penetration,
therefore our inspectors will examine these areas for
condition and for signs of a water problem.
TEN - SKYLIGHTS AND BUILT IN RAIN
