SIX - FLAT ROOFS

If the roof is accessible, we will inspect for: cracked, blistered, eroded, split, punctured, or torn sections. They will also look for open seams, water ponding and low points in the roof where water may accumulate.

SEVEN - METAL ROOFS - The North Carolina home inspections includes a visible sections of the exposed areas of a metal roof. Our N C home inspectors will inspect all metal roofs from the ground with binoculars or from a ladder up against the side of the building. From the ladder they can evaluate the roof from viewing the roof up close from the edge of the roof. Our home inspector will not mount a metal roof for the simple fact that it take special safety equipment to mount a slippery metal roof. A metal roof will be inspected for settlement, condition, rust, leaks, patch work etc.

EIGHT - ROOF FLASHINGS - The North Carolina home inspections includes a visible inspection of the exposed roof areas of the roof. The N C home inspectors will inspect the roof flashings for type and condition . Especially the chimney and valley flashings. The failure of roof flashings is a major source of roof leaks.
