Price Shopping for an Inspector?
|
You've heard
the old saying, "you get what you pay for." One should
keep this in mind when price shopping for a home inspector. All
inspections are not the
same, in fact, some inspections are so low in quality that they are
one step above an inspection you could do yourself. Certified Plus
Home Inspections thinks we give the most complete inspection for the
money. To help the Buyer select an inspector, using Certified Plus
Home Inspections as the
standard, the following questions should be asked when price
shopping:

| 1.
Is there a "written" money
back guarantee?
Certified Plus Home Inspections is one of the few companies
that gives such a guarantee. If you are not satisfied with the
performance of the inspector, your money will be refunded.

On-Site Report?
Certified Plus gives an ON THE SPOT
report. It is not just a checklist but the nationally known I.T.A.
Matrix blue book report. This is one of the most thorough, detailed,
professional reports ever designed for home inspections. Many
companies use a checklist type inspection and take the checklist
back to their office to generate a computer report that is more
boilerplate than information. I might add, this take 3 to 4 days.
Most times the buyers' contract gives them only 10 days to get the
property inspected.

3.
Termite Inspection?
Certified Plus uses an outside termite
company. We do not have our inspectors look for termites. When
looking for termites, hire a termite expert. Our affiliate termite
company, if termites are found, will give exact
repair and treatment cost. This is very important. The majority of
inspection companies that have their inspector inspect for termites
do not give this free cost evaluation. What they do when termites
are found is tell the buyer, "I see termite damage, you need to
get a carpenter to evaluate the damage" and get another another
termite company to treat the property.

| 4.
Carbon Monoxide Test?
Carbon Monoxide is a
very dangerous colorless, odorless, tasteless, non- irritating toxic
gas. It is caused by incomplete combustion of carbon-based fuels
such as oil, propane, natural gas and wood. To protect you and your
family, Certified Plus Inc. will test furnace and hot water heater for
carbon monoxide using a state-of-the-art Bacharach Analyzer. This
test is not just a room test; this is test on the equipment itself.
This test will be conducted with all inspections, no exceptions.
Again, Certified Plus, is one of the few that conducts this FREE
test!

| 5.
Appliance Testing?
Any appliance that
the buyer may purchase from he seller will be tested "free of
charge." Appliances such as the washer, dryer, refrigerator,
dishwasher, microwave, etc. We will also give a full tub test to a
bathroom jacuzzi at no extra charge. Many home inspection companies do
not test
appliances or bathroom jacuzzis.
