BATHROOM INSPECTIONS
The bathroom inspection is always a very detailed and careful
inspection area due to the fact that there is heavy water use
in the bathroom. Water is the enemy and given enough time,
uncontrolled water can destroy anything. To give the reader an
better understanding as to the degree and thoroughness of a
Certified Plus home inspection, this author will give a
complete outline as to how and what will be inspected with our
bathroom inspection. When there is serious damage in a home,
more times than not, its water damage. As mentioned earlier,
uncontrolled water is the enemy. With this in mind, the home
inspectors will look very carefully for water damage in the
bathrooms. The following is the actual procedure that is used
inspecting a bathroom:

DETAILED BATHROOM INSPECTION
FLOOR - The inspectors will first
test the floor for wood rot or softness caused by water
penetration around the toilet, sink, bathtub and shower. If
there is any way for water to penetrate and get through the
floor tiles or any other type of floor covering to the wood
flooring below, damage is sure to follow. One would be
surprised at the amount of people who step out of a bathtub or
shower without stepping onto a towel to absorb the water
dripping off their feet and body. Over time this uncontrolled
water penetrates through the floor covering and the result is
water damage to the wood flooring.
TOILET - First check the floor
for any signs of water damage and at the same time check to
see if the toilet is tight to the floor. A loose toilet is an
absolute repair, it could be leaking water out around the seal
which may be damaging the floor. To inspect the toilet, the
inspectors will flush the toilet and evaluate the drainage
and, then check the filling function and look for any cracks
or other defects with the toilet. As a personal note, I
believe the two most frustrating things in the world is a car
that won't start and a toilet that doesn't flush.
SINK - When inspecting a sink
there are five main areas of inspection:
1. The sink will be examined for any cracks or damage and how
well it fits into the counter top.
2. Caulk and sealer around the sink and counter top. The
inspector will be looking for water seepage around the sink
that may be leaking into the cabinet below.
3. Inspect the faucets and drain stopper for function and
check the water flow for adequacy. The inspector should also
check if the hot and cold water is piped to the proper faucet.
4. Next the inspector will inspect the sink drain and the
plumbing under the sink for condition, function and leaks.
5. The sink cabinet should be examined for overall condition
and the base of the cabinet
for wood damage. A cabinet can look good on the exterior but
have serious wood damage on the interior base from previous
drain and faucet leaks.
BATHTUB - The floor right
alongside the tub will be the first area of inspection. People
stepping out of a tub without a towel on the floor can damage
the floor in this area very easily. Besides checking the
bathtubs condition, faucet and drain functions, there are two
more areas of major concern. These areas are the bathtub
surround material covering the walls and the shower head water
flow. The reason these areas are so important is as follows:
Tub surround wall covering - Walls around the
bathtub must be kept water tight, if water penetrates through
the covering which is usually tile or laminate, it can cause
wall and wood damage. This is a high maintenance area, cracked
tiles must be changed, mortar joints caulked and sealed and
all seams in the tub surround sealed.
Shower head water flow - To evaluate the effectiveness
of the shower head water flow, the inspector will conduct what
is known as the three fixture test. The three fixture test is
very easy to do and it is a very good indicator of the
adequacy of the water flow. First the inspector will turn on
the shower and evaluate the water flow. While the shower is
still running, he will then flush the toilet and open up the
water faucets in the sink and evaluate the water flow with all
three fixtures running. Some drop off of shower head water
flow is to be expected with all the fixtures running however,
if the water flow drop off is significant, it's a good
indicator that the house has a serious plumbing problems, most
likely its old plumbing that should be updated.
SHOWER - The inspection of a
shower is the same as that of a bathtub only the shower is
enclosed and the bathtub is open. The shower walls are
inspected for cracks and opening that may allow water to
penetrate through to the underside wall causing wood rot and
deterioration. The shower plumbing and the shower head water
flow will be inspected the same way the bathtub water flow was
tested. The inspector will pay special attention to the shower
drain. When ever possible the home inspector will examine the
ceiling or floor below the shower for water stains and or
damage caused by a leaking drain. A shower can have a small
drain leak that is never discovered until water damage is
detected. Some very serious wood rot and damage has been
discovered in crawl spaces directly under the shower.
TILES - Tile work in a bathroom
whether on the floor, tub surround or in the shower is an area
that requires periodic maintenance. It only takes a small
crack in a high water area like in the shower that can cause
some serious water penetration damage. Our inspectors will
examine the tile work very carefully and the caulking to see
if all areas are properly sealed against water penetration. It
is not unusual to find a severely damaged bathroom wall from
poor tile and caulking maintenance.
BATHROOM VENTS - There are two
types of bathroom vents: window and power fan.
Window Vent - If the window is located right over the
bathtub and in the area that can be
water damaged from spray from the shower head, our inspector
will examine the window for water damage that can cause wood
rot and wall damage. This location was a very common place to
put the window in older ranch and cape cod style houses. Many
home owners with this window location have installed heavy
plastic curtains over the window to avoid water damage from
shower spray.
Power Vent - The power vent will be inspected for
condition, function and motor noise. Sometimes an inspector
can tell by the sound of the fan motor whether it is just loud
or if it's at the end of useful life. The termination point of
the bathroom vent is also very important. All bathroom power
fan vent discharge lines should vent to the exterior of the
dwelling to avoid moisture problems. It is not uncommon to
find the bathroom vent terminate into the attic, which doesn't
sound like a big deal but in reality, heavy moisture in the
attic can cause expensive wood damage and deterioration. I
must add at this point, our inspectors are not allowed to
enter un-floored attics for reason of safety, therefore
without entry, the termination point of the discharge line may
