WHAT IS INSPECTED WITH A CERTIFIED PLUS HOME INSPECTION?

Home Inspections NC - STRUCTURAL - Full visual inspection of the complete dwelling. This also includes any detached garages.

Home Inspections NC - DRAINAGE AND GRADING - Our home inspector will evaluate the slope of the grounds to determine if the slope of the ground is draining water away from the house or directing water  towards the house. The inspector will also examine the rain gutter down spouts to see if they are discharging water alongside the house. Improperly directed water will sooner or later find its way into the house particularly the basement area.

Home Inspections NC - ROOF - This is a very important part of the home inspection. Our inspector will identify the type of roof and the present condition.

Home Inspection NC - FOUNDATION - The foundation will be inspected both on the exterior and the interior. Our home inspector will be inspecting for cracks, settlement, deterioration, water problems  and any serious repair work.

Home Inspections NC - BASEMENT AND CRAWL SPACES - Our home inspector will inspect these areas very closely, repairs in basement and crawl spaces can be very expensive. Our inspector will be looking for water penetration, wood structural problems, foundation problems, wood rot, plumbing and electrical problems, flooring problems etc.

Home Inspections NC - EXTERIOR SIDING AND TRIM - Our home inspector will first identify the type of material used for the siding and trim.  The inspector will then inspect for condition, and for any previous repairs.

Home Inspections NC - GARAGE - If the garage is a detached garage, it will be inspected in all areas as if it were  a small house. It would be inspected for structure, foundation, exterior siding, the roof condition, the vehicle door, etc. If it is an attached garage, it would be inspected the same as the detached garage, with special attention paid to fire safety because,  a fire in an attached garage could burn the house down.

Many times tree roots lift a part of the drive an cause a trip hazards. Sidewalks that are severely cracked and damaged and/or lifted by tree roof can be very dangerous and expensive to repair or replace. 

Home Inspections NC - PATIO AND DECKS - Both the patio and deck will be inspected for condition. Especially the deck for wood rot damage and proper handrails.   

Home Inspections NC - ATTIC AND SKYLIGHTS - The attic and any skylight will be inspected for condition and water penetration. The attic will be given a very close inspection, if it can be entered, because a roof leak into the attic could result in a mold and wood rot problem.

Home Inspections NC - INSULATION AND VENTILATION- While in the attic our inspector will inspect the insulation and ventilation these two items are very important for keeping the heat in and keep the attic moisture to a minimum.

Our inspector will also inspect the room registers, radiators, baseboard, etc. Our home inspector will also try to determine the age of the heating unit from the manufactures identification tag.

Home Inspections NC - CENTRAL AIR UNITS - Our home inspector will inspect the overall condition and then take laser  thermometer  readings at the supply and return ducts to determine the efficiency of the unit at the time of inspection.

Home Inspections NC - PLUMBING SYSTEM -   The plumbing system will be evaluated very carefully, particularly if it’s an older dwelling. The inspector will identify the type of plumbing material and then inspect for leaks, corrosion, drainage, water flow, etc. And, when possible,  every toilet, bathtub, shower, sink in the house will be tested and inspected.

Home Inspections NC - ELECTRICAL SYSTEM -  First our home inspector will identify and evaluate the type of  tire material used in the house. In the inspection, he  will sample test outlets and light switches. He will also  report any noticeable visual  electrical problems and/or safety hazards.

Home Inspections NC - WALLS - FLOORS - CEILINGS - The walls, floors, ceilings will be inspected  and the inspector will report the  type of building material used. He will also inspect and report on the overall condition of these areas, and whether or not there is any serious damage or settlement.  

Home Inspection NC - WINDOWS AND DOORS - Windows and doors will be inspected for function and condition. Particular attention will be paid to dual pane  windows. If any of the seals are leaking and the window is fogging, the window would have to be replaced and these type windows are very expensive.

And in the bathrooms and kitchen is where the water is and, it must be controlled. Uncontrolled water could destroy a house with mold and wood rot if left unchecked. The inspector will inspect all the fixtures and check for leaks,  fixture damage and he will test for adequate water flow.

Home Inspections NC - KITCHEN - Our home inspector will inspect every cabinet, every door and the counter tops. The sink and the sink plumbing, the stove and dishwasher. All this besides the electrical outlets, the walls, the  floor and the ceiling.
