HOME INSPECTION WAKE
COUNTY

All home inspections conducted
in Wake County by Certified Plus Home Inspection will be
conducted under the NACHI standards of practice and the North
Carolina licensing standards of practice. By following the
standard of practice and using the state of the art computer
reporting program, the buyer is assured a very through home
inspection. The inspection will also be conducted with the
Certified Plus' promise of the following:
-
Our comment to you - All
our inspectors are unbiased and represent your interest
only. A Certified plus Home Inspection home inspector will
report exactly what he finds and not minimize any repairs.
In other words, we work for the client and only the client.
We will never be influenced by an outside party.
-
Complete home inspection - Included in the
inspection is an overall assessment of the structural
components of the house. This includes the basement, attic
rafters, floor joist, floors, walls, ceilings etc. The
exterior walls and roof will also be evaluated for
structure. In other words, the whole house will be given a
general home inspection for structure and soundness by our
North Carolina Home Inspector.
- Importance
of a home inspection - To hire a good
professional home inspector to inspect and evaluate the
house before you purchase may be the most important decision
you will ever make in your life. Why? Because once you buy
the house you are committed to the maintenance and repairs.
And, if there are any hidden repairs, it's very difficult to
get the former owner to address any repair issues after the
closing of the sale.
-
Home safety issues - Our
inspectors will report any obvious safety hazards discovered
on the home inspection for the protection of the buyer and
the family. Note: A complete safety hazard inspection is a
completely different type inspection and not included in a
standard home inspection, any report or comment on potential
safety hazards is a courtesy only, no liability will be
accepted.
However, if any obvious safety hazard is discovered it will
be reported so the issue can be addressed before closing.
Certified plus Home Inspection recommends for your
protection and home safety to follow the safety
recommendations on the child safety page.
-
The Final Walk Through Tips
- The final walk through is a serious inspection and should
be approached with the mental attitude that "any item not
addressed before the final closing is no longer negotiable.?
Most buyers wait till the day before the closing before
doing the walk through which can be a big mistake
particularly if repair issues are involved. If you wait
until the last day, to conduct the final walk through to
examine and evaluate the repairs. And, if the repairs are
not complete or not done correctly, you will be put in a
tough situation at the closing. Try to do the walk through
weeks before the closing so repair issues can be addressed
properly. Check the Certified web site page called
final walk through tips for
some excellent information on how to conduct the final walk
through.
